A home appraisal is a valuation of real property by a qualified, state-regulated professional licensed with the state. Appraisals are written in form-type on specialized appraisal software and include your home's physical characteristics, photos of the exterior & interior as well as measuring of the improvements. Appraisers arrive at an opinion of value for your home. This is not the same as a list price if you were to sell your home.
There are many reasons why an appraisal may be needed. Mortgage lenders and banks typically require them for lending purposes to protect parties involved in a federally-related transaction (when a mortgage is needed). Realtors and individuals may need them for assisting with list pricing or curiosity about how much their home is worth. Attorneys may require them for estate planning, probate and divorce cases.
In short, all companies exist to make a profit. Companies that provide you an offer to purchase your home with cash and a quick sale are no different. These companies typically charge a higher "commission" or percentage of your home's sale price for services they provide. Traditional seller-paid commissions are 6%, however, Offerpad and Opendoor charge as much as 11%! That is potentially thousands of dollars being taken out of your pocket!
Real estate appraisers observe and report on a property's physical characteristics, including its size in gross living area (GLA), floorplan, construction materials, interior finishes and features. These professionals also consider overall condition including any renovations and amenities such as pools or water views.
No you do not but it's entirely up to you. Your house is not being "shown" or listed on any website. An appraisal includes photos for verification purposes and is for internal use only with the client.

In real estate, the commission in a transaction is a percentage of the purchase price paid by the seller to the agents involved for services rendered. A 6% "split" is most common which means that the listing agent and buyer's agent each receive 3%. We understand that every dollar counts and so we offer a 4.5% commission rate on all listings.

As-is value refers to the valuation of a property with no repairs made and as it currently appears. As-repaired value refers to the valuation of a property after repairs and updates have been completed.
