Why local matters in Oviedo
Oviedo is not one market. Older homes near the historic downtown, the established subdivisions around Alafaya Woods and Twin Rivers, the newer communities near Oviedo on the Park, and the rental-heavy pockets close to UCF all trade differently. A pool, a conservation lot, or a busy road at the back fence can move value more here than an appraiser from across the state would expect. Choosing comparables that buyers actually saw as alternatives is most of the job.
